Maintenance Supervisor

Job Title: Maintenance Supervisor

Reports To: Director, Residential Property Management

Department: Residential Operations

Position Summary

This position will be located within the Vaughan Metropolitan Centre at SmartLiving’s newest development, The Millway. This 460+ rental apartment community features rental suites that accommodate different lifestyles and budgets, host resort-quality amenities, and offer an elevated service experience through technology and lifestyle programming.

The Maintenance Supervisor will enjoy variety in their day and promote a positive image of the company. They will assume responsibility to deliver a customer service experience of a best-in-class rental property, providing elevated customer service and resident experiences. The Maintenance Supervisor is expected to be a team player and people person, working collectively to achieve common goals. Responsibilities:

• Ensure compliance with applicable legislation such as the Ontario Building Code, Ontario Fire Code, Canadian Standards Association, Technical Standards Association, and Electrical Safety Authority

• Responsible for all work associated with maintenance IQ work orders

• Participate in the tendering process for capital work, maintenance contracts and any ongoing maintenance work

• Participate in special projects and be responsible for the maintenance, enhancements, and/or improvements of the physical conditions of the property

• Initiate and recommend approval of a purchase order and/or work orders.

• Ensure both the interior and exterior of the property are kept maintained, clean and orderly in a first class manner

• Perform and/or supervise minor mechanical and electrical works, drywall repairs, painting, carpentry, grounds maintenance, and other project/s as required.

• Respond in a prompt and effective manner to tenants’ requests for repair work in units

• Responsible for maintenance and cleaning unit turnovers

• Report to the Director, Residential Property Management regarding persistent maintenance problems

• In conjunction with the Director, Residential Property Management, conduct move-in, move-out, and annual unit inspections

• Monitor and purchase maintenance and cleaning supplies

• Monitor and operate building’s HVAC and automation systems

• Provide access to sub-contractors, as required

• Maintain unit and common area maintenance records

• Be available and participate in on-call emergency response during evenings/weekends for building emergencies

• Responsible for the supervision training and coordination of maintenance staff

• Perform other duties as assigned, in accordance with property objectives

Required Skills/Experience:

• Knowledge of current Ontario health and safety practices and procedures, with a focus on equipment maintenance and lockout procedures

• Must have hands-on M&E skills and ability to take on technical responsibilities as deemed necessary

• Experience in a green based Environmental Management Plan

• Excellent troubleshooting, problem-solving, and conflict management skills

• Ability to break down complex problems in a simplified way, conduct root cause analysis, and provide clear, well-thought-out recommendations.

• Strong, team-oriented leadership skills with presence and a bias for action

• Self-directed with ability to work autonomously and collaboratively and with a focus on results

• Ability to communicate in an open and authentic manner in all situations

• Experience handling high-rise building mechanical room equipment operations, maintenance, and repairs

Academic/Professional Requirements:

• Post-secondary certificate in Building Maintenance, Architectural Technology, Engineering Technology, or a related discipline or equivalent approved combination of education and experience

• Minimum five (5) years’ experience in the field of building maintenance and/or construction including working with various building trades
